About AirbnbEarnCalc

AirbnbEarnCalc is a free, independent online calculator that helps people estimate the monthly income of a short-term rental. It is published and operated by Numerlyn LLC, 30 N Gould St Ste N, Sheridan, WY 82801, USA.

What the site does

You enter five numbers: an average nightly rate, an expected occupancy rate, a cleaning fee per stay, a platform fee percentage and your monthly fixed costs. The calculator multiplies and subtracts to show an estimated net monthly income and a line-by-line breakdown. All of the arithmetic is written out on the methodology page, so you can verify any result by hand.

Who it is for

The site is built for beginners: people who are thinking about renting a spare room, a vacation property or a second home by the night and want a quick, honest first estimate before they spend money on furniture, permits or listings. It is also useful for existing hosts who want to test how a change in occupancy, price or cost affects the result.

What the site does not do

It does not look up your address, pull data about comparable listings, predict demand, calculate taxes, or check whether short-term rentals are allowed where you live. Those questions depend on local facts that a simple calculator cannot know. Where the site touches on tax or regulation, it explains general ideas and points you to primary sources and local authorities.

How we write

Guides on this site are written to explain the reasoning behind the numbers, with worked examples whose arithmetic you can follow. Tax and regulation statements are tied to official publications where possible. Illustrative figures are labelled as illustrations, not as market data. Content is reviewed by Numerlyn LLC before it is published. Read more on the editorial disclosure page.

Independence

AirbnbEarnCalc is an independent tool. It is not affiliated with, sponsored by or endorsed by Airbnb, Inc. or any other booking platform. Platform names are used only to describe the type of rental the calculator is built for. See the disclaimer for details.
